This company no longer delivers what it used to. I signed up based on recommendations that they would replace non-repairable items with comparable quality products. That is simply not true anymore. Expect your "Mercedes" to be replaced with a "Hyundai"—their contract language now allows clear downgrades.
Even worse, they find ways to increase your costs by adding questionable charges for "non-covered parts." In my case, these charges appeared unnecessary and significantly inflated the total bill.
The overall experience feels misleading and driven by cost-cutting at the customer's expense. What used to be a trustworthy service now raises serious concerns about fairness and transparency.
Proceed with extreme caution.
This company is a joke. Complete garbage service. I have been a member for 6 years in my current home and for years prior to that in a different home. We have literally paid them multiple thousands of dollars. Our furnace went out and so far, we have been getting the runaround for over a month (while the cold weather is setting in at night). The issue is the expense of the parts required to fix the furnace. They don't want to pay it. You will only be able to speak to a customer service representative or the escalation department. Both just make excuses and nothing gets done. You will never speak to the authorization department or a manager. They shield them from all of this. I cannot tell you how many hours I've spent on the phone with them but I can tell you that they are a complete nightmare to work with. Buyer beware!
I strongly caution anyone considering American Home Shield (AHS). I filed a claim for a broken garage door spring. My contract clearly states that torsion springs are covered. AHS's own vendor quoted the cost of one spring at $300, yet AHS only offered me $125 as a cash-in-lieu payment. That doesn't even cover the cost of the covered part, and I already paid their $125 service fee just for someone to come look at it. To make matters worse, every garage door professional I spoke with — including AHS's own vendor — said both springs must be replaced together for safety. AHS refused, leaving me to either pay hundreds more out-of-pocket through their vendor or hire someone locally. I ended up paying $395 total with a local company for both springs and adjustments, which was actually cheaper than AHS's vendor would have charged for only one spring. I appealed multiple times, escalated to supervisors, and even submitted a formal appeal in writing. Each time, AHS refused to honor the contract. I've now filed a complaint with the Florida Department of Agriculture and Consumer Services (FDACS) for failure to honor their warranty. This experience has been extremely frustrating and feels like a bad faith attempt to avoid paying for covered repairs. Homeowners should be aware that AHS may not honor the clear language in their contracts, leaving you to pay out-of-pocket for repairs you thought were covered.
This is by far the worst home warranty company I've ever dealt with. When you sign up, they assure you that everything is covered, but the reality is quite different. As soon as you file a claim, nothing is ever included. For example, they wouldn't even cover something as basic as unclogging an A/C drain pipe. After a lot of frustration, I managed to get my money back, but the stress and aggravation weren't worth it. To test their promises, I called from a different number as a new customer and described the exact issue with my A/C—they confidently assured me it would be covered. Yet, when it came to my actual claim, it wasn't. This company is deceptive and untrustworthy.
DO NOT BUY IF YOU LIVE IN A RURAL AREA - IT'S A SCAM! Bought a warranty for my mother's house in rural Michigan. Put in a service request for her fridge and they couldn't find anyone to fix it. Said we could look, we couldn't find anyone and paid out of pocket. Had an issue with her furnace. Called for a list of approved providers, they wouldn't provide one and we couldn't find anyone who took AHS and paid out of pocket again. Called to cancel contract and ask for full refund. After endless script entries trying to get me to keep it, they refunded the service fee for the fridge but refused to refund the monthly premiums and CHARGED ME A $21.95 fee to cancel a contract that was worthless. This was false advertising of the highest order. AHS claimed they covered the area (a competitor wouldn't provide a quote because they were honest and said they couldn't provide coverage in her area), took my money knowing they could never provide service to her area. I'm out $400 due to these scammers. Stay away.
Auto renewing contracts without client permission, then charges "administration fee" for canceling...what a unethical business. Can't wait for the class action lawsuit for these horrible business practices.
Beware, DO NOT let this company tell you that you have exhausted the allowed funds for your coverage within a contract year. We had 1 service call for our furnace within 3 months of our contract renewal, and when we called for a replacement reimbursement, they said we used all $1500 of the allowance. We called the company who did the service, they were given $600. They now owe us $900. The last time they did this and tried to get out of reimbursement payment, we had to contact the State Attorney Generals office, who thankfully got us paid. This company is a scam, BEWARE!
I called for service 3 times in one year and AHS raise my monthly payment from $63 to $81, When i renew my contract. Because of the 3 times that I called for services. Hello, I was paying every month in case I need any service in my house! When I told them that I was going to cancel the service with them, they charged me a fee of $74 dollars because I canceled the contract after a year of been with them.Stay away from this Company, is okay for them to take you money every month but when you call for service they don't like and you have to wait over 72 hrs for an appointment for someone to resolve your problem.
They renew my contract without my permission and refuse to cancel.

We are still waiting for AC to be repaired in the summer. We live in Florida and it's been almost a month. They order wrong parts. They never call back. Even supervisors do nothing.
In March 2023 I opened a service request, 2.5 months later service is not complete. Customer service constantly lies about getting my issue repaired, refrigerator is freezing food. The repairs that have been "done" failed to fix issue. My fridge still freezes food & the freezer is frozen over! AHS claims they set up to additional service calls but when I call the repair company they have no record of appointments being set by AHS. Today I was told who they wanted to dispatch the repair to was booked for a month. Oddly I checked the company online repair schedule and they have several openings this week! Each AHS customer service rep gives you different scripted response but provides no resolutions & oddly you can never speak to a manager. Service tickets are closed out when service has not been performed. I have written the BBB and in the process of contacting FTC, consumer affairs and my state AG regarding AHS unscrupulous business practices. Stay clear of this company they will scam you & you will still be stuck with repairs not being done.
My widowed elderly sister is being totally screwed by American Home Shield. Contracted repair people are only there to take money. She's nearly 80 so she is an easy mark. She's been in 100 degree heat all summer because her a/c quit and they want HER TO PAY OVER $5,000 for repair parts.
I'm attempting to reach someone in the company who has some morals.

Stay away from these people. They never do anything for the consumer. I have been trying to get our washing machine fixed for over a week now. They for some reason cannot give me a $ amount on how much credit they will give us to get a new one. The repair on ours is $815 on a 15 year old machine. I bought a brand new one for under $600. I was told they would give us the "cash out offer" on Friday(today). When we called again today we were told the original conversation I had Wednesday nothing had been done so now we have to wait another 24-48 hours to get the quote. When we spoke Wednesday we told AHS to stop the repair process on the old one. In the last 2 days we have received several parts we are going to end up throwing out the window since the old machine was taken away this morning. When or refrigerator broke a few months ago we were without our fridge for 13 days waiting for a repair that was over $1200 on a fridge we paid $1200 for new. We were living out of 4 coolers we had running down the hallway. Whatever you do shop for a different home warranty company. I filed a complaint with the BBB today and saw they have a 2.25 rating on the BBB. I wish I had done my research and saw that rating before I paid almost $1000 for this crappy coverage.
AHS Stinks. They are incredibly good at trying to not pay for anything. It is very difficult to communicate or get any decent service. Once something breaks they try to never pay for anything until the customer just gives up.
We had an air conditioner repaired on 1/10/22 by Beach Air Conditioner llc Jacksonville, Fl which did work not required a new compressor in 3 months stopped working we contacted ahs and tried to have this company come back but every time an appointment was made 3 times they claim nobody was home I spoke to company direct said tech would be there in hour no show they said they called me and text LIE when I contacted ahs they said the would call them and take care of it this went on for over va month when I finally got a supervisor they said claim was denied because it was over 30 days and I elected to change contractors this is not true they gave me them from there review team the original company never showed up and ahs did nothing to original company now I'm out over 7,500 dollars I would refuse This company if ever assigned to you I've been with ahs for years with 2 contracts and this is how I was treated if I could give a zero I would
American Home Shield is a complete SCAM. NOT WORTH IT. They take your monthly payment but decline valid claims. We have submitted 2 claims which have been completely declined without merit. The first claim was for our HVAC which they claimed was due to weather damage. We live in Southern California where we enjoy some of the best weather in the country. We are a couple in our 60's and AHS recently declined our claim for the leak from the drum in our 5 year old LG washer stating "misuse." An utterly ridiculous statement that cannot be defended due to an inadequate appeal process.
STAY AWAY from AHS.
Keep your money in your pocket and do not give it to this scam of a company. I had my first call to them to use my warranty and it was an absolute joke. The air-conditioning stopped working and I contacted them. They sent out the contractor for repair, they looked at the problem and said it was the condensation pump. They left without fixing the bad pump. I tried to have them come back out for a week with no response. I fixed the pump myself. When I called to ask for my deductible to be refunded, they said they couldn't since they had already come out. Asked for a manager several times, all they could do is repeat is that the repairman had already come out so they cannot give me a refund. Don't take my word for it, read all the reviews except for the reviews on their site. Must have written or paid for those, I can't find a place on their webpage that lets me leave a review. Go figure.
So I filed a claim with American Home Sheild the 8th of March, it is now the 29th of March and nothing has been done or completed. All I am getting is run around and no one seems to be able to fix the situation. I filed a claim for both my Dishwasher and Oven, the vendor that was assigned isn't communicating with AHS. An AHS seems not to be helpful in getting this problem resolved, all they seem to do is ask for hours to get things resolved. I have had to pay out of pocket to feed my family due to not having a oven to use to cook. We are a healthy eating family so we don't eat fried food, and we all know that eating out healthy is very costly. If I could give zero stars I would I am so disappointed with this experience 21 days is not good experience for a service you are paying for.
Called in September for my heat pump. After they failed to find a contractor, in December I was told to find my own contractor and they would pay for it, I did that, but because of the problem with shipments from China, it was another 5 weeks to get it fixed.
In October my dishwasher would not work. The service guy came and ordered a new front display panel. Weeks later it was replaced, it still would not work. Then they ordered a new pump. Not available. So they sent me a new bottom-of-the-line dishwasher. I got this in January. Even after numerous calls, no one has installed it. Finally last week my son-in-law installed it. I can't show you any photos because my problems cannot be pictured. No receipt because I never got one.
Just a follow-up to my last review. Still no help from American home shield. Still no refrigerator still no check, this company is a total scam. They have done nothing to help me but look for ways to make me pay more. I keep begging people to find another company. This one is nothing but a scam
Answer: Very easy if you are willing to wait until hell freezes over.
Answer: Just save your money and buy the products when you have the funds. Home Depot and Lowes have great credit interest plans (usually 0% interest for 24 months) that assist in buying the right products. But pay it off before the 24 months are up. I ended up having to buy new dishwasher, roof, attic insulation and so on for over $20K. Warranty company's are great at taking your money and even better not giving it back. Just run!
